Making the Right First Impression to Realtors and Buyers can Make or Break the Deal

The way we live and the way we need to live when selling a home are drastically different. Buyers want a spacious clutter free home that shows like a model and they are willing to pay a premium for it.

Today, our buyers are tech savvy and will heavily preview homes via photos on the Internet before they will agree to take the time to come and see it in person. The initial impression you make to potential buyers and realtors regarding the condition and appearance of your home can significantly affect not only the selling price you will ultimately receive, but the traffic you get for showings. Putting your home on the market without analyzing what needs to be done to make it look its best is no longer an option – it’s a MUST.

Staging to Sell

Buyers pay a premium for homes that are in excellent condition, so once you decide to sell, make sure your home looks like a model. We are experts at helping you determine exactly what needs to be done and can transform any home into a marketable one.

How do you prepare your home for a quick, profitable sale? First, make sure your home’s exterior is in good condition! Prospective buyers won’t even walk in the door if your home does not have curbside appeal. You shouldn’t judge a book by its cover, but buyers do! So make sure that cover is appealing.

Front Entry:

  • Make sure the front door looks like new and repaint it if needed.
  • Polish door fixtures if needed
  • Purchase a fresh welcome mat.
  • Paint the outside of your home if needed.
  • Be sure the front doorbell is in good working order.
  • Be sure the front door and screen door works perfectly.
  • Clean and shine all hardware and accessories indoors and out (door knobs, knockers, lamps, mail box, address numbers, etc.)

Landscaping:

  • Find your green thumb. Potted plants and flowers will make your home look beautiful and tell a buyer you care about your home.
  • If you live in a single family home with a front yard make sure the lawn is cut, weeds are pulled and ground covers look fresh so that your attention to detail shows.
  • Keep the yard mowed and raked at all times.
  • Use flowering plants to dress up the yard, walkway, and patio.
  • Remove all toys, bicycles, tools, unsightly patio furniture, and trash from the yard.
  • Porches, steps, verandas, balconies, patios, and other extensions of the house should be kept uncluttered, swept, and in good condition.
  • Trees and shrubs should be trimmed and pruned.

Interior - Focus on a Spacious Look without Clutter:

Remember, your home is on display. Remove clutter from each room to visually enlarge them and if necessary, you should rent a storage locker. One of the best and least expensive ways to improve the appearance and feel in your home is to clear out your closets and rooms as much as possible. We all have tons of stuff. The way we live and the way we need to live when selling a home are drastically different. Your home will actually look larger when it is clean and clutter free.

  • Have a family "game plan" to get the home in order quickly if necessary.
  • Use plants in transitional areas of your house.
  • Open doors to areas you want potential buyers to see such as walk-in closets, pantries, attics, etc.
  • Make sure that the beds are made and the linens are clean.

Box it up:

Find a home for your stuff. If it can’t be neatly placed in a drawer or put away on a shelf, box it up. If you have children, pack away as many of their toys as possible. Find homes for the toys in closets or in toy bins. Pack away anything that is crowding your home that you don’t use on a daily basis.

  • Create the feeling of a spacious entry area by using decorative accents and removing unnecessary furniture.
  • Remove and/or hide excess extension cords and exposed wires.
  • Depersonalize bed rooms and decorate in a neutral scheme.

Kitchens - the Focal Point:

  • Store infrequently used appliances.
  • Clear all clutter from the countertops. Less is more!
  • Organize and clean out all cabinets and drawers.
  • Remove all the magnets, pictures and miscellaneous hanging items from the refrigerator door and bulletin boards.
  • Clean your stove inside and out.
  • Clean the kitchen exhaust hood.
  • Make sure your refrigerator is clean and organized.
  • Clean your counters every day so they look and smell good.
  • Organize the insides of your cabinets; people want to envision how much space you have.
  • Highlight an eat-in area in your kitchen with a table set for dinner.

Closets and Storage Areas:

One of the most frequently voiced requirements of buyers is for more closet and storage space. Open up your storage by removing items you aren’t using. If it looks like you don’t have enough storage space, a buyer will think so also.

  • Organize all closets. Make sure it doesn’t look like you are busting at the seams.
  • Organize, straighten and coordinate your hanging space.
  • Organize your closets, remove unnecessary items and put them in storage.

Garage:

Buyers will pay a premium for a garage if they can visualize it being of value to them, but it’s hard to sell when the garage is filled and overflowing. If your garage has become a two-car attic, move the excess into a storage locker.

  • Make sure the garage door opens easily. Fix and paint the garage door if necessary.

Flooring - A Top Priority:

  • Refinish if necessary or clean and polish all floors.
  • Steam clean the carpeting or replace if necessary.
  • Wash all baseboards.
  • Dust everywhere. It’s amazing how much dust you find after you move out.
  • Replace the carpet if it does not clean up well.

Bathrooms:

  • Clean all soap residue in a shower.
  • Purchase a new shower curtain if it is dirty.
  • Clean accumulated dirt in the track of a sliding shower door.
  • Fix soiled or missing grout.
  • Clean toilet bowls.
  • Buy a new bath mat if it looks dirty.
  • Re-caulk the tub if the caulk is not sparkling white.
  • Repair or replace broken tiles in the shower/tub.
  • Put out fresh towels and decorative soaps.

Windows should Sparkle:

  • Have your windows cleaned prior to selling your home.
  • A vase with fresh flowers is always a nice touch.
  • Clean all light bulbs and light fixtures to brighten the home.
  • Wash all windows inside and out.

Lighting:

  • Open the draperies, pull up the shades, and let in the sunlight.
  • Create a positive mood. Turn on all lights, day or night, and install higher wattage light to show your home brightly.

Finally - Fresh Smells:

You want your home to smell fresh and sparkle. Whether you hire a cleaning service or do it yourself, it is important to do this job both prior to and during the home selling process.

  • Microwave a small dish of vanilla twenty minutes before a showing and place it in an out-of-the-way place.
  • Remove all smoke and pet odors.
  • Air out your home for one-half hour before showings, if possible.
  • Lightly spray the house with air freshener so that it has a chance to diffuse before the buyer arrives.
